Clearing the home of someone who has died is rarely just a job. We work at the pace the family sets, take only what you point out, and leave anything marked to keep exactly where it is.

If you're handling things from a distance, a relative, neighbour or executor can let us in. Before the day, go through drawers, wardrobes and boxes for papers, photos and keepsakes. Once something is in the van, it goes to an authorised facility and can't be got back.

End of tenancy, selling and moving

• Landlords and letting agents: clear what the last tenants left so the property can be re-let. You see the full price before you book, and you get a receipt with VAT shown for your records.
• Selling: empty rooms photograph better and make viewings easier.
• Moving or downsizing: book the clearance before the move, so you only pay to move what you're keeping.

What a house clearance includes

Two loaders and a van on every job. We carry everything out from any room, including the box room, the attic and the shed, then load it and sweep up. Nothing needs moving to the front door. For individual pieces, see furniture and sofa collection, mattress and bed disposal or appliance collection.

We can't take rubble, soil, paint, chemicals, gas cylinders or asbestos. Everything else goes to authorised facilities to be sorted for recycling or disposal.

What a house clearance costs

For individual items, add the published item prices to one €100 Dublin call-out and labour charge. One three-seater sofa collected in Dublin totals €135. A sofa and mattress together total €165: they share one call-out. Both examples include VAT.

For a whole clearance, confirm the contents, load size and access in the chat. A supported load uses one clearance price instead of individual item charges, plus one county call-out. A confirmed three-quarter load in Dublin totals €550, including VAT. If you are unsure about the size, ask for staff review; do not guess.

Agree with the family what is going before you book. The price stays the same if someone keeps a listed item on the day.

Build a room-by-room inventory

1. 1Mark what stays before making the list. Check drawers and boxes for documents, photos, jewellery and keys.
2. 2List each room separately. Count sofas by size, bed frames and mattresses separately, and every appliance.
3. 3Give counts for bags and boxes. For carpet and underlay, give each layer's area in square metres.
4. 4Include the attic, garage, shed and garden. Show what is inside storage units if it is going too.
5. 5Describe stairs, lift restrictions, locked access and the route to the van. Identify fuel, paint, gas cylinders and other materials we cannot take.
6. 6Compare the price card with your inventory. Correct missing items and quantities before choosing a time and paying.

Photographing a full house

Go room by room. Take an overview, then a clear photo of every item going, with bag and box counts in your list. Show storage contents only if they are being collected. An overview cannot reveal hidden items or quantities. Keep people, post and paperwork out of shot. You can use a complete typed list instead of photos.
